When the operation comes in

Three situations where Ristra takes over coordination

The partnership starts when a developer has buyers who need to complete a mortgage, a deed or a registration. The most common cases:

Project delivery

The occupancy permit is out and dozens of buyers need, all at once, to close their mortgage or sign the deed and register the unit. Ristra organizes the queue, serves each buyer and keeps the developer informed unit by unit.

Handover to bank financing

Buyers with a balance to finance need to close the contract with the lender so the funds can be transferred. Ristra guides the paperwork and follows each application until the bank releases the funds.

Portfolio with open items

Units sold long ago and still without a deed or registration, buyers who stopped halfway, incomplete paperwork. Ristra maps the portfolio, resumes contact and drives each case to completion.

What Ristra coordinates and what stays with each party

Ristra provides advisory and coordination. Credit, deed and registration acts stay with the parties legally entitled to perform them.

What Ristra does

  • Serves each buyer, explains the steps and gathers the required documents.
  • Guides the simulation and the mortgage application with the lenders and answers the bank's requests.
  • Structures real estate consortia for the construction and for buyers: share portfolios, contemplations and letter assignment with the partner administrator.
  • Prepares the deed draft, coordinates approval by all parties and the scheduling with the notary.
  • Guides the transfer tax filing with the city and follows the issuance of the payment slip.
  • Files the title with the Property Registry, follows any requirements and confirms the updated title record.
  • Keeps the developer informed unit by unit: current stage, open item and next step.

What stays with each party

Bank
Analyzes credit, appraises the property, sets the terms and releases the mortgage.
Notary office
Executes the public deed, the document that formalizes the purchase and sale, identifying the parties and the terms of the deal.
Property Registry
Registers the title. In a purchase and sale, it is the registration that transfers ownership.
Developer
Provides the project and unit documents, approves the draft, signs as seller and names a person responsible for decisions along the process.

In certain mortgage operations provided for by law, the loan contract may have the effect of a public deed and go to registration without a separate deed. Ristra organizes and follows the procedure that applies to each case.

Onboarding

How the partnership starts

From the first contact to serving the buyers, onboarding follows four steps.

    Initial conversation

    We get to know the project, the sales stage and the buyer portfolio: how many units, how many with a mortgage, how many with open items.

    Contract and points of contact

    We formalize the partnership in a service agreement and define the points of contact on both sides.

  3. 3

    Portfolio upload

    The developer sends the list of units and buyers along with the project documents. Ristra organizes the base and prioritizes the cases.

  4. 4

    Service starts

    Buyers are contacted by Ristra on behalf of the developer and the journey begins, with periodic reports for your team.

Who takes part on the developer's side

  • A sales or post-sale lead, who answers for decisions along the process and receives the reports.
  • Legal to review the draft and a representative with powers to sign on behalf of the developer.

Frequently asked questions

In a post-sale service agreement between Ristra and the developer. It defines the coordinated scope, the points of contact on both sides and the flow of information and documents.

No. The agreement does not provide for exclusivity.

Within the partnership, neither the developer nor the buyer pays for Ristra's service. Compensation comes from the partner lender.

The buyer remains responsible for taxes, notary and registry fees and bank charges, which are disclosed separately.

Each buyer has a Ristra case owner who reaches out on behalf of the developer, explains the steps, requests the documents and sends WhatsApp updates at every milestone. The developer follows the same progress unit by unit.

We can look into integrating with the developer's system. Today, tracking is done through Ristra's dashboard, with the status per unit and periodic reports.

They do not start over. During the portfolio upload, the developer reports what has already been done per unit (application sent to the bank, draft under approval, transfer tax paid). Ristra checks what was done and agrees on resuming from the stage identified.
