When to reach out
It makes sense to talk to Ristra when:
- You bought off-plan and will finance part of the price when the keys are handed over.
- You bought a resale property and need credit to complete the payment.

- Your developer referred you to Ristra to handle your mortgage.

What it is
Mortgage financing is a bank loan that pays for part of the property. You cover the rest with your own funds and repay the financed amount in monthly installments, with interest, over the years. While the contract is in force, the property is held as collateral by the bank.
A simulation and an approval are two different things. The simulation gives an estimate of installment, term and rate based on the information you provide. Approval only happens after the bank reviews your income, your credit history and the property's paperwork.
The bank alone decides whether the credit is approved, for how much and at what rate. Ristra does not approve financing.
What Ristra does
Ristra provides advisory and coordination. One person follows your case from start to finish and deals with the bank, the registry office and the city hall on your behalf.
- Guides the simulation with more than one partner bank and lays out the rate and term options so you can compare.
- Lists the documents the bank requires, checks what you send and fills in the application forms.
- Follows the credit analysis and the property analysis, and responds to the bank's requests.
- Follows the property appraisal carried out by the bank.
- Reviews the contract before signing and checks that the details are correct.
- After signing, guides the ITBI payment and forwards the contract for registration.
Ristra's role with the banks: we are an accredited bank correspondent and, at the same time, we advise you on comparing proposals and following the process.
What depends on third parties
Some steps are not in Ristra's hands. We make that clear from the start:
- Bank: reviews and approves the credit, sets the rate and conditions, appraises the property and issues the contract.
- Real estate registry office: records the financing contract on the property's title record.
- City hall: issues the payment slip and collects the ITBI, the municipal property transfer tax.
- You: send the documents, choose the bank and sign the contract.
Ristra coordinates all of this, but does not replace any of these parties.

Property appraisal
The bank appraises the property, on site or remotely. Once approved, the contract is issued.

Contract review and signing
We review the bank's contract before you sign and check the details. Signing can be electronic or in person, depending on the bank.

ITBI
We guide the tax declaration and the issuing of the payment slip at the city hall. You pay it and we move on to registration.

Registration and disbursement
We file the contract at the real estate registry office. Once registration is complete, the bank releases the funds to the seller.

What is Ristra's and what belongs to third parties.
- Ristra's advisory
- Free within the partner network.Outside the partner network, an operating fee from R$ 750, depending on the case, confirmed before you sign up.
- Bank interest and fees
- Set by the bank.They vary by institution, your profile and the property. Banks we work with: Itaú, Bradesco, Santander, Caixa, Banco do Brasil, Inter, Sicoob and Sicredi.
- ITBI and registration
- Paid separately.ITBI goes to the city hall and the registration fee to the real estate registry office. Amounts depend on the city and the property value.
- Property appraisal
- Charged by the bank, if applicable.If charged, the bank states the amount in its proposal.
Third-party amounts vary by bank and by city and are quoted separately. Nothing on this page is a promise of approval: the bank decides on the credit.
Frequently asked questions
Not always. In certain financing operations provided for by law, the contract can have the effect of a public deed and go straight to registration without a separate deed.
This depends on the legal framing of the operation and the parties, not on every mortgage. We check your case and tell you whether a deed is required.
It depends on the program rules and on the bank. There are criteria about the property, the buyer and the length of the account. During the simulation, we check whether your case qualifies.
On average, 45 to 60 days from simulation to the contract's registration and the release of funds to the seller, depending on the bank, the paperwork and the property. The longest step is usually the bank's analysis, which does not depend on Ristra. At each step you get an outlook of what comes next.
No. We present the rate and term options from partner banks and explain the differences between them. The choice is yours.
The bank may deny the loan or approve a lower amount than requested. When that happens, we find out the reason with the bank and look at the alternatives: adjusting the amount, the term, or trying another institution.
There is no guarantee of approval at any step.
For most steps, no. Paperwork and application forms are handled by Ristra. Signing the contract can be electronic or in person, depending on the bank. We let you know in advance if you need to attend.
