Interest-free credit to buy, build or strengthen a project's cash flow: you pay instalments with an administration fee and receive the credit letter when your share is drawn. Ristra runs the consultative sale, builds the portfolio and follows the draws, for buyers and for developers.

When it makes sense
A consortium suits people who can plan ahead and prefer predictable instalments over interest. Common situations:
- Buying off-plan: you pay the consortium during construction and, at handover, use the credit letter instead of a mortgage, or on top of it.
- Ready or used property, no rush: interest-free credit for those who can wait to be contemplated, by draw or bid.
- Developer: cheaper credit for land and construction, with staggered contemplations, or contemplated letters to offer buyers at handover.
A consortium is not for those who need credit on a fixed date. Contemplation depends on a draw or a bid.
What it is
A consortium is a group of people or companies, managed by an administrator authorised by the Central Bank of Brazil, that buys assets with the group's own funds. Each member pays monthly instalments. Every month the group contemplates shares by draw or by bid, and the contemplated member receives a credit letter to buy the property.
There is no interest. You pay the administration fee, the reserve fund and insurance, spread across the instalments. That is why the total cost is usually lower than a mortgage, but the moment of contemplation is not guaranteed.
A real estate credit letter can be used to buy a new or used property or land, to build, to renovate or to pay off a mortgage, under the administrator's rules.
Consortia are regulated by Law 11,795/2008 and supervised by the Central Bank. Ristra is not a consortium administrator: it acts as a commercial partner of administrators and as the client's advisor.
What Ristra does

- On contemplation, conducts with the administrator the credit review, the property appraisal and the release of the letter.
- After the letter, does what it already does in the other services: deed, ITBI and property registration.
- For developers, structures share portfolios and the assignment of contemplated letters to buyers, together with the partner administrator.
What depends on third parties
- Consortium administrator: forms and manages the groups, holds the assemblies, sets bidding rules, reviews credit on contemplation and releases the letter.
- Central Bank of Brazil: authorises and supervises administrators.
- You: pay instalments on time, decide whether and when to bid, and choose the property within the letter's rules.
- Notary and registry offices, city hall: deed, registration and ITBI, as in any purchase.
Ristra advises and follows up. The administrator contemplates, reviews credit and releases the letter.

A consortium does not guarantee contemplation on a fixed date. Amounts depend on the administrator and the group. Nothing here is a promise of timing or return.
Frequently asked questions
It depends on your timeline. A consortium has no interest, but you only receive the credit when contemplated. With a mortgage you get the property right away and pay interest. Ristra simulates both side by side, with total cost, so you can compare.
